While demand for homes in Australian capital cities is high, with many suburbs seeing homes snapped up in less than a month, there are some places where homes stay for sale longer- some for 100 days or more.

The national median time a house spends on the market is 37 days, 35 days for a unit, according to realestate.com.au data.

There are, however, 582 suburbs within the country’s greater capital cities, where the median time on market was 38 days or more, with 124 of those seeing houses take 2 months or more to sell and 18 of them recording days on market of 100 or more.

Units show 393 suburbs with a median time on market of 36 days or more, with 50 of those seeing units take 60 days or more to sell. Five of those suburbs saw days on market of 100 or more.

Figures were based on sales data to June 2025, where suburbs had sales of 30 or more in the year.

The results were interesting in regard to price:

  • Half the suburbs where houses took longer than 100 days to sell had median house prices lower than the national median price of $908k
  • The other 9 suburbs have median prices between $1mil – $5mil, many of them much more expensive than their city’s overall prices.

For example, Sydney’s Palm Beach homes took about 106 days to find buyers, but with a median price of $4.9mil the pool of buyers is smaller than that of Sydney’s median house price of $1.5mil.

On the other end of the market, suburbs in Brisbane- Russell Island, Lamb Island, and Macleay Island are the 3 cheapest suburbs with median prices of between $459k and $506k- well below Brisbane’s median of $1.051mil. These homes, however, are only accessible by Ferry, with accessibility pointing to their 100-106-day selling period cause. 

Melbourne had the most suburbs where houses took 100 or more days to sell, including the longest- being Westburn, which had a median time of 175 days with a median house price of $736k.
