Why You Should Have Invested in Property 20 Years Ago – And Why the Best Time to Buy is Now

Imagine if you had seized the opportunity to invest in property 20 years ago. While that ship may have sailed, the truth is that the next optimal time to act is right now.

Recent findings from the Proptrack report reveal a significant upward trend in property values across the country over the past year. In Sydney, for example, the median price for units has surged from $834,400 to an astonishing $868,000.

This means that monthly repayments have escalated from $4,711 to $5,026.88.

For couples in Sydney, the average combined income is about $196,000. Thanks to the first home buyer scheme, securing a property requires just a 5% deposit—roughly $43,000.

However, the clock is ticking. Right now, couples are facing an average monthly rent of $4,813, plus living expenses of $4,980, totalling around $9,793 every month.

Post-tax, a couple earning $196,000 takes home about $152,000 annually, equating to around $12,642 monthly.

This gives them approximately $2,849 left over each month for savings towards their home. To reach that crucial $43,000 deposit, they would need about 15 months—if property prices were to remain stable.

However, with home values increasing at an average rate of 4% annually, the median unit price could rise to approximately $903,000, pushing the required deposit to $45,000 and extending the savings timeline by additional months. As prices continue to climb, the reality is that saving for a deposit will only become more challenging.
